I found this article by the Florida Association of Realtors (FAR) pretty interesting … “How long will your home last ?” How long are components in your home supposed to last?… nothing last forever! I can’t believe our home is 16 years old . With the thought that we never know when we may have to sell, we have tried to keep our house up-to-date and well-maintained. Looking at the FAR chart (see below)… it is pretty accurate!
Here’s what we have found to be true:
We had to change our air conditioner- yes, after 10 years. However, the new one is more efficient and our bills were cut in half!
Our windows are being rebuilt $4000 …
The kitchen sink, faucet and counters we updated… the microwave oven is still going strong . (I hate to say these things and jinx them but …)
We replaced our stove top range with an induction system (love it).
Our refrigerator— oh boy I hate to say this —is still going strong …
Washing machine replaced it with a front loader -I hate it! And want to replace it again.
The dryer was also replaced and I hate it!—my fault for choosing a cheap model!
The dishwasher I replaced with a Bosch and love it!
The garbage disposal and the garage door opener replaced.
Carpeting is all gone and replaced with tile. House has been painted inside and out-almost time to do the outside again!…pool equipment a whole story in itself!
Hot water tank not mentioned by FAR… but we know …we are past time on it!
As a realtor called in for a market analysis, when a home is being put on the market…the big factors are the updates and replacements! When was the home last painted…inside and out? How old are the appliances, roof and air conditioner?
Take some time and look at your real estate investment!
