Moving from Michigan more than 15 years ago…looking forward to warm weather year-round…did not anticipate the warm weather would cause new maintenance needs for a home, mainly black algae on the driveway and roof! It was probably almost 10 years before the stuff appeared heavily on our new concrete tile construction roof—which is typical) , but now the black stuff (black algae) is a 3 year or so reoccurrence. Black algae appears on any kind of roof!! So what is the best way to treat the stuff on the roof? Whereas the driveway is an annual- if not more often- maintenance cleaning, having the driveway power washed is not a problem but that roof…people say do not let anyone walk on your roof! I thought I would do a little research as to what is best to do on roof maintenance. I called the company I feel is premier in roofing: Don Poss and checked with Citrus Roof Cleaning and Property Maintenance (Ken Nendze) and handyman Kevin Hurd.
Ken did our last roof cleaning and retardant chemical treatment that has lasted almost 5 years (good considering the rainy 2015 summer!). He uses no pressure and a biodegradable solution that he adds additional cleaning agents to (i.e. Dawn and Simple Green to name 2). The chemical does not harm the landscape. In our own experience the zinc oxide treatment used as a retardant I is worth the extra $150-$250 (depends on roof size). Ken tries not to get on the roof but some roof pitches require a minimal walk to get the entire roof and valleys cleaned. Ken does not believe in powerwashing roofs since the pressure can loosen and or remove the caulking. Using bleach is not good for the caulking either. Kevin Hurd, Handyman does power wash the roof and entire house (the black stuff goes all over when it runs off), driveway and lanai for approximately $900. He is light as a feather if you have seen him…and when he is on the roof he looks for and can later replaces cracked or chipped roof tiles. Kevin says the power washing does not harm the roof caulking. (352-220-0352)
John Hamilton (works as a trainer in Black Diamond’s Fitness Center can power wash your driveway; he just purchased a high power scrubber for drives and lanais. (325-270-4042)
Don Poss Roofing’s service is…inspection of roof, replace roof cracked or broken roof tiles, paint of vents on roof and pressure washing the roof. They do not use a chemical to clean and they use lower power to power wash. They do not have a retardant they can recommend to put on the roof at this time.
