Having gone through about six home inspections in the last few months tied to home sales in the area… some inspection repairs seem to pop up frequently and I thought I’d share them with you. With the extra time at home during this coronavirus time, we all have more time to work around the house and get some maintenance chores done.
I ask you these questions (based on recent home inspections):
When was the last time the air filter on your air conditioner was cleaned?
When were the vents in the walls and ceiling cleaned?
When was your dryer vent cleaned out last?
How does your home look from the street? When was the last time you spruced up your landscape, painted the outside of your home including the front door?
When were your windows caulked last? It is usually done when they paint your house.
When was the last time the outside of your home was painted ? I think it’s recommended every eight years.
When have the gutters been cleaned? Good time now that the trees have finished dropping leaves and seeds. Backed up gutters can lead to roof leaks.
Good time to mulch-if you can find it!
Have you checked your bathroom tile for any visible cracks that need to be re-caulked or re-grouted? Water can get behind the cracked tile causing problems. Just met Ron Robinette, handyman.
Have you checked your garage service door and/or facia boards lately for wood rot? A little rot can be fixed, but a new door can cost up $1000 to replace. Kevin Hurd is good at this.
Are your windows in good working order? Any rotted windows would not pass an inspection. Many times they can be rebuilt and we have had all ours rebuilt-Dave Arnold.
Do you have torn lanai screens? Usually around $50 for large panel repair and $35 for a lower panel.
It is a good time to declutter: clean out drawers and closets!
Freshen up the smell of your home: scrub all surfaces, wash all rugs and have the carpets cleaned.
Just some thoughts from this realtor after seeing home prices re-negotiated after a poor home inspection. Routine chores can prevent poor inspection reports and add peace of mind that your home is always in good shape!
